Project Management
Plan Clearly. Build Confidently.
Budget clarity, schedule control, and zero-surprise communication—from pre-construction to warranty. Licensed, bonded, insured (CCB #260337).
KEMPF Construction delivers project management from pre-construction through warranty. We’re your single point of accountability for scope, budget, and schedule, building a realistic plan, locking selections and lead times, and coordinating architects/engineers. Our team procures and manages vetted trades, sequences work for smooth hand-offs, and keeps a clean, safe site. We control costs with transparent allowances and change approvals, track milestones, and send weekly photo updates. That’s construction project management in Eugene, OR done right: you always know what’s happening, what’s next, and what it will cost.
Clarity drives confidence. We begin with feasibility: zoning and setback checks, utility locations, and code requirements that can impact design. Then we define a transparent scope; alternates, allowances, and cost options—so you can decide with full information. A realistic schedule follows, built around lead times and inspections, with milestones you can track. During construction, we hold regular check-ins, document progress with photos, and keep neighbors informed when access or noise is unavoidable.
Control without the headaches. We package and procure materials, vet trade partners, and manage submittals so the right products arrive at the right time. Change orders are reviewed before work proceeds, and we value-engineer where it makes sense, protecting performance while respecting your budget. Quality is verified at checkpoints (framing, rough-in, waterproofing, pre-close) and documented at punch-list. Close-out includes manuals, warranties, and a clean handoff—plus post-completion support if you need us.

Frequently Answered Questions
Can you work with my architect and my preferred subs?
Yes. We’ll coordinate your design team and any preferred trades, align scopes and schedules, and fill gaps with vetted partners where needed.
How do you keep the project on budget and schedule?
By defining scope early, locking selections with lead times, and reviewing any changes before work proceeds. We track costs and milestones and communicate adjustments the moment conditions change.
Do you handle permitting and inspections?
Yes. We prepare submittals, schedule inspections, and meet inspectors on site. You’ll see approvals and sign-offs documented as we move through each phase.
Who will be my point of contact?
You’ll have a dedicated project manager as your single POC, plus a site lead for day-to-day coordination. We share direct phone/email and keep responses timely.
Do you offer fixed-price or cost-plus contracts?
Both. We recommend fixed-price when scope is well defined; cost-plus (open-book) when there are unknowns or design-build iterations. Either way, allowances are clear and changes are approved before work proceeds.
What do I receive before construction starts?
A pre-con package: final scope and selections, milestone schedule, permit plan, and a budget summary with allowances. You’ll know exactly what’s happening, when, and what it costs.
